JOB SUMMARY:

Under limited supervision to assist in orderly operation and coordination of the district maintenance department to maximize positive impact and efficiency.

Essential Job Functions:

1. Installs, maintains, and repairs heating, ventilating, air conditioning, and steam distribution equipment and energy management systems to optimize energy use.
2. Installs and repairs HVAC systems and related equipment (e.g. motors, pumps, fans, coils, thermostats safety controls, etc.) for the purpose of providing comfort inside the facilities
3. Operates a variety of equipment such as hand tools, laptop computers, and other diagnostic hardware to perform necessary work
4. Maintains and repairs pneumatic and electronic control devices related to HVAC Components
5. Operates Various Measuring, Diagnostic, and testing instruments
6. Set up and maintain operating schedules through Johnson Control and Train Tracer Building Management Systems
7. Coordinates with requesting departments and other trades for the purpose of completing work orders and projects
8. Prepares documentation (e.g. service records, requisitions, work orders, etc.) for the purpose of providing written support and information
9. Requisitions of material and supplies from the warehouse, call vendors to discuss the need for parts and supplies to recommend purchases/supplies
10. Performs routine and preventive maintenance as needed for the purpose of ensuring the ongoing function of HVAC systems
11. Repairs various food service components such as refrigerators, coolers, freezers, ice makers, and all other kitchen equipment
12. Assist Food Service Director with purchasing equipment and statutes of when to replace equipment
13. Responds to emergency situations for the purpose of resolving immediate safety concerns
14. Must be able to read blueprints, schematics, and wiring diagrams as it relates to HVAC components
15. Performs brazing, soldering, and pipe fitting whereas necessary
16. Perform other related duties as assigned for the purpose of ensuring the efficient and effective functioning of the HVAC systems
17. Perform all other duties as assigned by the Directors to ensure an efficient operation of the maintenance department

LENGTH OF EMPLOYMENT: 12 MONTHS (260 DAYS)
 
MAINTENANCE SALARY SCALE – GRADE 5

FLSA: NON EXEMPT
